QUESTIONS AND ANSWERS

What is worth knowing before investing?

Investing in monuments in Toruń is not a regular real estate trade. By the way, we collected here issues that our last 87 clients asked about.

How long does a technical audit of a tenement take?

We usually need 48 hours from the site visit to prepare a report. We enter cellars and attics because the brick doesn't lie – we must see the moisture in foundations and the state of beams with our own eyes, not just on photos.

Do you help in talks with the monument conservator?

Yes. We know what arguments to use in the office so that renovation doesn't stand still for half a year. We look for a second bottom in regulations so your investment goes according to the financial plan.

Is your profitability analysis reliable?

We base on hard data from the last 12 years. We know real rental rates at side streets of the Old Town, and not those from internet ads that hang for months. We count every meter so you know when you'll recover the capital.

What is the minimum investment amount you deal with?

We work on projects of various scales. The smallest audit we did concerned a premises for 187,000 PLN. We help with every budget as long as the analysis shows that old walls can bring new profits.

Do you also deal with obtaining grants?

Yes, it is one of our key services. On average we obtain 45,800 PLN of funding for roof or facade renovation for our clients. We watch all deadlines in the city office and ministry.

Is a site visit before purchase paid?

Yes, a basic site visit with a preliminary technical assessment costs 450 PLN. It's a fair price for knowledge that often saves investors from losing life savings on buying a building with structural defects.
