Offices in a granary on Rabiańska Street
Adaptation of 430 square meters of storage space into modern loft-type offices. We shortened the lease time by 4 months thanks to unique design.
The old warehouse on Rabiańska street had been standing empty for years and only generated costs. TechNorth Solutions was looking for a place that would attract young programmers with the atmosphere of Toruń Old Town. Our task was to turn raw, destroyed interiors into offices that earn for themselves from day one.
The challenge
The building had 430 square meters, but there was chaos inside. Moisture at 14% was destroying the lower parts of the walls, and wooden ceilings were bending under their own weight. The previous manager estimated the renovation for two years, which at current energy prices meant huge losses of the margin itself.
The client needed the finished facility in less than 8 months. The biggest problem was the lack of connections for modern server rooms in such old construction. We looked for a second bottom in every crack on the wall to avoid surprises during technical acceptances.
Our approach
The Monetra team entered the construction site with a specific plan. Instead of demolishing, we strengthened the structure with steel brackets, which now look like a decorative element. We spent 19 days on cleaning the brick using low-pressure sandblasting method alone.
Every day we made sure to hide electrical installations in the floor, sparing the historic walls. We didn't play with unnecessary chemicals – we used natural lime plasters that allow the wall to breathe. We worked in a team of 6 people, coordinating plumbers and the monument conservator simultaneously.
The solution
We created a loft-type space where history meets high-speed internet. Each of the 4 offices has its own kitchenette hidden behind sliding doors of reclaimed wood. We installed an intelligent heating system that reduced bills by 31% compared to neighboring tenements.
The whole was completed with exposed ceiling beams, which we preserved with traditional oils. As a result, a place was created where you want to work, and not just count the hours to leave. Old walls, new profits – this slogan guided us when installing every socket.
Results
The facility was fully commercialized almost immediately after the work was completed. Tenants appreciated that the building has a soul but no technical problems typical of the Old Town. We count every meter and here every meter earns.
