The brick doesn't lie, but the seller might

Buying a tenement in Toruń is not a regular transaction. It's an entry into history that has its moods. Most people look at a nice facade and a renovated staircase. We look deeper because we know that old walls, new profits is a slogan that requires solid foundations. Our technical audit usually lasts 3.5 hours and covers 47 specific control points. We don't use difficult words. We say it straight: this wall is wet, and this ceiling will start working in two years. We look for a second bottom where others only see fresh paint.

Moisture you can't see at first glance

The biggest problem of Toruń monuments is water. We test wall moisture using carbide or microwave methods, depending on wall thickness. Recently, in a tenement near the Town Hall, we saved a client from a loss of 38,400 PLN. The seller claimed the cellar was dry, but our meters showed 14% moisture inside the wall structure. (Heads-up: often it's enough to clear one gutter for the situation to improve, but you need to know which one). We count every meter of dampness so you know whether you're facing just drying or expensive structural injection.

Roof and ceilings are the heart of the construction

We go where others are afraid – to the attic and dark corners of the roof truss. We check the condition of beams, look for traces of pests and evaluate the tightness of the covering. In the last quarter, we performed 11 such reviews. In 4 cases, it turned out that the roof required immediate repair worth over 12,000 PLN, of which the buyer had no idea. At the end of the visit, you won't get a thick binder with theory. You will receive a clear list in Excel. We write down every defect and put a real market repair amount next to it. Thanks to this, you have a powerful tool in hand to negotiate the purchase price. On average, our clients lower the real estate price by 14,500 - 27,000 PLN after presenting our report.
