How much does window replacement in a monument cost in 2025?

In Toruń, the conservator doesn't look at appearance, he looks at the profile drawing and frame thickness. If you are planning to replace windows in a tenement in the Old Town, forget about ready-mades from the catalog. We analyzed 14 recent realizations of Monetra to show you how much you will actually leave with the carpenter this year.

The monument conservator in our city rarely gives consent for anything other than solid oak or pine wood with a specific profile. We have already seen 7 cases where an investor had to tear out brand new frames for PLN 43,000 because the color 'golden oak' did not match the building's historical documentation.

Let's move to hard data. For one double-leaf window measuring 110x170 cm, you will currently pay from PLN 4,320 to PLN 5,850 net. The price depends on whether you choose pine or oak. Oak is about 32% more expensive, but it will last twice as long in our Toruń climate. If your tenement has unusual arches, add at least PLN 840 to each opening for the carpenter's processing of the top of the frame alone.

In the last quarter, we ordered 23 windows for a facility on Mostowa street. The total with installation and processing amounted to PLN 114,600 gross. In this amount, we already had triple-glazed packages which, despite their historical appearance, keep heat like in new construction. Remember that we count every meter, so before ordering check if the removal of old boxes is included in the quote. Some contractors add as much as PLN 160 per unit for this upon acceptance.

Installation in a monument is not 'foam and anchor'. Often, after removing the old frame, it turns out that the lintel requires reinforcement. In a tenement from 1887 that we renovated last year, we had to re-brick 12 reveals, which increased the cost by PLN 3,800. Old walls, new profits – this is our principle, but to earn, you must first set the woodwork well to avoid thermal bridges.

A good crew in Toruń takes about PLN 450-600 per unit for installing a historic window. This is more than in developer housing because you have to be careful with facade details. (Heads-up: make sure the carpenter has a certificate for renovation, otherwise the city may challenge the grant application). The waiting time for an order is currently 11 weeks, so don't wait until autumn if you want to close the construction before the frost.

How to get part of the money back from grants?

Monetra helped 43 owners obtain funding for renovations. In 2025, you can count on a return of up to 47% of eligible costs from the city or provincial fund if your tenement is entered in the register. There is one condition: windows must be identical to the original. No simplifications, no modern aluminum handles.

Applications are usually submitted by the end of January, so start budget planning already in November. If you are one day late, you lose the chance for an average return of PLN 34,500 for a medium-sized tenement. We handle the paperwork because we know that officials in Toruń can be meticulous when settling invoices for woodwork. It happens that they reject an application due to a wrong description of the wood species on the invoice.
